I just moved to Florida to purchase my retirement home and needed to get a home inspection done. He did the inspection 2 days after we spoke, and I had the report in hand the next day. The report said to please call with any questions. I did call after work hours for clarification on one item, which he answered quickly and professionally. As a first time "new construction home" buyer I wanted to get the home inspected after hearing friends/family talk about some of the issues they experienced after moving into their brand new home. Ofcourse the expectation is that everything is going to be done right but I am so glad my husband and I decided to invest the money to do it. During my very first conversation with Karl, I could tell he had a passion for what he does and that it's important to him to educate the perspective client. This quality stood out to me and it was just as important to me too. Unfortunately I did not give him a lot of notice, actually just a few hours, but he was very accommodating, arrived promptly and going immediately to work. He communicated with the Builder's Production Manager while there and I and the builder had a copy of my full inspection report before I went to bed that same night! He was very detailed and thorough in his findings, which gave me a sense of relief. Karl stayed in communication with me while the builders worked to resolve the items that were identified and made 2 additional trips back out to verify that the repairs had indeed been done as noted. I am so happy that he did, because there were things that we didn't realize. Guardian Home Inspection ROCKS!!
